Tool one

Home Financial Snapshot

Your mortgage payment is not what your home costs you. The snapshot adds escrow, PMI, HOA dues, utilities and a maintenance reserve to show the number that actually leaves your account each month — then sets it against the equity you are building.

  • Line-by-line monthly cost breakdown
  • Equity and capital gain in dollars and percent
  • Payoff accelerator with interest saved
  • Branded PDF you can download or print
True monthly cost

$2,418

Principal & interest$1,486
Taxes & insurance$512
HOA & utilities$265
Maintenance reserve$155

The rest of the account

Five more tools, all included

These unlock the moment you create a free account. Nothing here is a paid tier.

Properties

Track up to ten properties. Set one active and every other tool follows it, so you can switch between a primary residence and a rental without re-entering anything.

Net worth tracker

Real estate value and mortgage balance pull in from your properties automatically. Add investments, cash, auto loans, student loans and credit cards for the full picture.

Document vault

Store closing documents, insurance policies, warranties and permits as PDF, JPG, PNG or DOCX. Organised by folder, and guarded by its own daily verification step.

Annual review

Save a dated checkpoint each year with your own notes. Two or three of these and you can finally see a trend instead of a single number.

Mobile app

The same account on iOS and Android. Run a snapshot from an open house, or add a document by photographing it.

Account security

Optional email one-time-passcode multi-factor authentication on sign-in, and a separate daily gate in front of the vault.

Who it helps most

Built for the decisions homeowners actually face

You are wondering whether to overpay the mortgage

The payoff accelerator turns "should I add $200 a month?" into a specific number of years and a specific amount of interest you never pay.

You are thinking about refinancing

Model the new rate and term, and see how the monthly cost and long-run interest actually compare before you talk to a lender.

You want to know if you can drop PMI

The equity snapshot shows exactly what percentage of the home you own, which is the figure that determines whether PMI can come off.

You are weighing selling versus staying

See your capital gain estimate and true cost of ownership side by side, rather than guessing from a listing portal.

You are building a net worth picture

Most net worth tools treat a house as one static number. This one keeps the value and the loan balance moving independently.

You just want your paperwork in one place

The vault alone is worth the account — everything a buyer, insurer or accountant asks for, in one organised folder tree.

Questions

About your account

Is everything on this page free?

Yes. Every homeowner tool — calculator, dashboard, properties, net worth tracker, document vault and annual review — is included at no cost on a free account. There is no trial period and no upgrade prompt.

How many properties can I track?

Up to ten on a free account. One is marked active at a time, and the calculator, net worth tracker and annual review all work against whichever property is active.

What file types can the Document Vault store?

PDF, JPG, PNG and DOCX. Files are organised into folders — closing documents, insurance, warranties, permits and so on — and you can open, share or delete any of them from the web app or the mobile app.

Does the net worth tracker pull my home value automatically?

It pulls the real estate value and mortgage balance from the properties you have already set up, so you are not retyping them. You can override either figure manually, and you add other assets and liabilities yourself.

Can I delete my account and data?

Yes. Your records live in this site’s own database, and deleting your account removes your properties, snapshots, net worth history and vault documents with it.
