The problem
You get a mortgage statement every month. It tells you what you owe — never what you own, what the house truly costs you, or whether you are actually ahead.
What you get
Start with the calculator. Everything else unlocks the moment you create an account — and it all stays free for homeowners.
Your full monthly picture: principal and interest, escrow, PMI, HOA, utilities and a maintenance reserve — so you see the real cost of ownership, not just the mortgage payment.
How much of your home you actually own today, how that has grown since you bought, and an estimate of the capital gain sitting in it.
Add an extra amount to your monthly payment and see exactly how many years come off the loan and how many dollars of interest you never pay.
Your home is only part of the picture. Pull real estate value and mortgage balance in automatically, add other assets and debts, and watch net worth over time.
Closing documents, insurance policies, appliance warranties and permits in one place — organised by folder and protected by its own daily verification step.
Save a dated checkpoint each year with your own notes. Over time you build a record of how your position has actually improved.
How it works
You will not be asked for a credit card, a credit check, or a phone number you did not offer.
Purchase price, purchase date, loan balance, rate and term — all on your latest mortgage statement. Estimates are fine to start.
A clear report of your true monthly cost, current equity, capital gain and payoff options — on screen instantly, and downloadable as a branded PDF.
Create a free account to save the result, add more properties, track net worth, store documents, and check in once a year.
Mobile app
The Penny Planter app for iOS and Android carries the same calculator, dashboard, net worth tracker and document vault as the website — signed in with the same account, synced automatically.
For real estate professionals
Set up homeowner accounts for your clients, and they get a dashboard that quietly shows them their equity growing — with your name on it. When they are ready to move, you are already the person they talk to.
Security & privacy
The Penny Planter does not link to your bank, does not pull your credit, and does not pass your details to lenders or advertisers.
Sign-in can require a one-time passcode sent to your email, and the Document Vault asks again once per day before it opens.
You type in the numbers you want to track. There is no open-banking connection, so there are no banking logins for anyone to lose.
Everything is stored in this site’s own database. Delete your account and your records go with it.
Questions
Yes. The calculator is free to use and always will be, with no credit check and no obligation. You can run it without creating an account at all — you only sign up if you want to save your results and track equity over time.
No. The Penny Planter never pulls your credit. Nothing you do here is reported to a credit bureau, because we do not run a credit check at any point — you enter your own numbers and we do the math.
Your purchase price, purchase date, current loan balance, interest rate and loan term. Most people find all of these on their latest mortgage statement. Estimated values are fine — you can refine them later.
Equity is your estimated current market value minus your outstanding loan balance. We amortise your loan from its origination date to today to work out that balance, and you can override either figure if you have a more accurate number, such as a recent appraisal.
Your data is stored on our own servers, never sold, and never shared with lenders or advertisers. Accounts support email one-time-passcode multi-factor authentication, and the Document Vault adds a second verification step each day before it will open.
No. There is no bank linking and no open-banking connection. You type in the figures you want to track, which means there are no banking credentials for anyone to lose.
